Turf Franchise in India: Cost, Models and Your Own Turf
A turf franchise in India explained: franchise models, fees, investment and royalty, what to check in the agreement, and how it compares with your own turf.
A turf franchise lets you open a box cricket or football turf under an existing brand: you pay a franchise fee, usually invest in the build yourself, and pay the brand a royalty or share of revenue every month. Listings on Franchise India put total investment for box cricket and sports arena franchises at about ₹20 to 75 lakh, and one listed brand states a ₹5 lakh franchise fee plus a 15% royalty (Franchise India). The question to answer before you sign is simple: will the brand bring in enough extra bookings to pay for itself?
This guide explains the common franchise models, typical costs, what you get, what to check in the agreement, and how a franchise compares with building your own turf, with a worked example.
What a turf franchise is
In a turf franchise, a brand licenses its name, design and way of running a venue to you. You usually find the land, pay for the build, and follow the brand's standards for pricing, upkeep and service. In return you get the brand's name on your gate, its playbook and some support.
Some brands sell little more than a name and a layout. Others choose your site, manage the build and even run the turf for you. The model decides how much control you keep and how the money is split.
Turf franchise models in India
Indian franchising uses a few standard terms. Franchise India describes the two most common ones like this (Franchise India):
| Model | Who invests | Who runs it day to day | How money flows |
|---|---|---|---|
| FOFO (franchise owned, franchise operated) | You | You | You pay the brand a fee and a minimum guarantee or share of revenue |
| FOCO (franchise owned, company operated) | You | The brand | You receive a minimum guarantee or share of revenue |
| COCO (company owned, company operated) | The brand | The brand | Not open to franchisees; the brand's own venues |
For a turf, FOFO is the usual arrangement: you build and run the venue under the brand's name. A FOCO-style deal is closer to an investment. You fund the turf and the brand runs it, which suits someone with capital but no time.
Brand licence vs full build-and-operate
Within these models, sports franchises tend to fall into two groups:
- Brand licence. You get the name, logo, layout and manuals. You hire your own builder and staff. Cheaper, and you keep more control.
- Full build-and-operate support. The brand helps choose the site, manages the build through its suppliers, trains staff and supports the launch. Costs more, but there is less to figure out yourself.
Turf franchise cost: fees, investment and royalty
Turf franchise cost has four parts. Here is what public listings show.
| Cost | What it is | What sources show |
|---|---|---|
| Total investment | Build, equipment, setup and the fee | ₹20–30 lakh for a box cricket franchise; ₹30 lakh for another listed brand; ₹25–75 lakh for a multi-sport arena brand (Franchise India) |
| Franchise fee | One-time fee for the brand and support | ₹5,00,000 for one listed sports box brand (Franchise India) |
| Royalty or revenue share | Monthly share of your takings | 15% royalty or commission for the same brand (Franchise India) |
| Marketing fee | Contribution to brand advertising | Not stated in the listings we found; ask each brand |
The Sunrisers Sports Box listing, for example, states an investment of ₹30 to 50 lakh, a ₹5 lakh brand fee, a 15% royalty or commission, 6,000 to 8,000 sq ft of commercial space and a 10-year renewable term (Franchise India). Other brands will differ, so treat these as reference points, not a price list.
For comparison, building your own turf without a brand is estimated at ₹10 to 15 lakh for a minimum box cricket setup on rented land (TurfBox), ₹12 to 25 lakh or more (Gallant Sports), and ₹15 to 40 lakh or more excluding land purchase (Franchise India). The sources disagree because they assume different sizes and finishes. In Chennai, one builder quotes about ₹8 to 10 lakh for a 2,400 sq ft box cricket setup and ₹13 to 18 lakh for 5,000 to 7,000 sq ft (HRK Sports Infra). Our guide to turf setup cost in Chennai breaks this down line by line.
What you get from a franchise
Listings for sports franchises commonly describe support such as operating manuals, opening support, site selection, training, marketing help and IT systems (Franchise India). In practice, ask what each of these means:
- Brand. A known name can help players trust a new venue. Ask how well the name is known in your city, not across India.
- Design and build. Standard layouts, court sizes and specifications, and sometimes supplier contracts for grass, nets and lights.
- Supplier pricing. Ask whether the brand's suppliers are actually cheaper than local builders, and whether you must use them.
- Booking and listings. Whether the brand lists your turf on its app or website, and whose payment account the money goes into.
- Training. Staff training, upkeep schedules, pricing and tournament formats.
- Marketing. Launch campaigns, social media and corporate tie-ups. Ask what is done for your venue, not for the brand in general.
What to check in a turf franchise agreement
A franchise agreement sets out the term, the territory, the fees, how the trademark may be used, renewal and termination, and how disputes are settled, often by arbitration (LegalKart). For a turf, look closely at these points:
| Clause | What to check |
|---|---|
| Term and renewal | How many years, and on what terms you can renew. Match it to your land lease. |
| Exclusivity radius | How far from you the brand can open or license another turf. Get it in kilometres, in writing. |
| Royalty basis | A share of gross bookings, net revenue or profit? Is there a minimum monthly amount even in a slow month? |
| Marketing fee | A fixed sum or a share of revenue, and what it pays for locally |
| Supplier lock-in | Whether you must buy grass, nets, lights or equipment only from approved suppliers |
| Pricing control | Whether the brand sets your hourly rates and discounts |
| Customer data and bookings | Who owns the customer list, phone numbers and booking history, and whether you keep them if you leave |
| Payments | Whether players pay you directly or the brand collects and pays you later |
| Exit and transfer | Notice period, exit penalties, whether you can sell the turf, and any non-compete after exit |
Have a lawyer read the agreement before you pay anything.
Franchise vs your own turf
| Franchise turf | Your own turf | |
|---|---|---|
| Upfront cost | Build plus franchise fee | Build only |
| Monthly cost | Running costs plus royalty and any marketing fee | Running costs only |
| Brand and launch help | Provided | You build your own name locally |
| Control over prices and suppliers | Shared with the brand | Yours |
| Customer list and bookings | Depends on the agreement | Yours |
| Exit | Bound by agreement terms | Your decision, subject to your lease |
Example: payback with and without a franchise
Example. These figures reuse the one-court worked example in our turf business plan: ₹23 lakh capex, ₹2,57,000 monthly revenue and ₹1,45,000 monthly costs. For the franchise we add a ₹5 lakh fee and a 15% royalty on revenue, matching the listing above. Replace each with your own figures.
| Your own turf | Franchise turf | |
|---|---|---|
| Upfront cost | ₹23,00,000 | ₹23,00,000 + ₹5,00,000 = ₹28,00,000 |
| Monthly revenue | ₹2,57,000 | ₹2,57,000 |
| Monthly running costs | ₹1,45,000 | ₹1,45,000 |
| Royalty (15% of revenue) | ₹0 | ₹2,57,000 × 15% = ₹38,550 |
| Monthly profit | ₹1,12,000 | ₹1,12,000 − ₹38,550 = ₹73,450 |
| Payback | ₹23,00,000 ÷ ₹1,12,000 ≈ 20.5 months | ₹28,00,000 ÷ ₹73,450 ≈ 38 months |
At the same revenue, the franchise takes almost twice as long to pay back. To earn the same ₹1,12,000 a month, the franchise turf needs revenue where 85% of it, less ₹1,45,000, equals ₹1,12,000. That is ₹2,57,000 ÷ 0.85 ≈ ₹3,02,000 a month, or about 18% more bookings than the own turf. So ask yourself: will this brand's name bring at least 18% more paid hours to your plot?
If the royalty is on profit rather than revenue, or has a monthly minimum, redo the sum the same way. Our post on whether a turf business is profitable in India shows how much occupancy moves these numbers.
Questions to ask a turf franchisor
- How many turfs are running under your brand today, and in which cities?
- Can I visit two of them and speak to the owners alone?
- What occupancy and revenue do your existing turfs actually see on weekdays?
- What exactly does the franchise fee cover, item by item?
- Is the royalty on gross bookings, net revenue or profit? Is there a minimum?
- Is there a separate marketing fee, and what will be spent in my area?
- Must I use your suppliers, and how do their prices compare with local quotes?
- How do players book and pay, and does the money come straight to my account?
- Who owns the customer list and booking history if I leave?
- What is the exclusive radius around my turf?
Turf franchise in Tamil Nadu and Chennai
A few points matter more if you are looking at a turf franchise in Chennai or elsewhere in Tamil Nadu:
- Brand presence. Franchise listings often name only some states for expansion. The Sunrisers Sports Box listing, for example, names states in north, west, east and central India (Franchise India). Ask any brand whether it has running turfs and a support team in Tamil Nadu.
- Build cost. Chennai build quotes can be lower than national franchise investment figures (HRK Sports Infra). Compare the brand's build cost with three local quotes before you agree to its suppliers.
- Monsoon. Tamil Nadu gets about 48% of its annual rainfall in the October to December northeast monsoon (IMD Chennai). Check that the brand's base and drainage specification suits that, not only a drier city.
- Lease and term. If the franchise term is 10 years, your land lease should cover at least that, with a lock-in.
- Local players. Whether you build in Chennai, Coimbatore, Madurai or Trichy, check that the brand's booking setup works for your players: WhatsApp, UPI, and Tamil as well as English.

Frequently asked questions
How much does a turf franchise cost in India?
Listings on Franchise India put the total investment for box cricket and sports arena franchises at about ₹20 to 30 lakh at the lower end and ₹25 to 75 lakh for larger multi-sport arenas. One listed brand states a franchise fee of ₹5 lakh and a 15% royalty or commission on top. Land, if you buy it, is usually extra.
Is a turf franchise better than building my own turf?
It depends on what the brand brings. A franchise adds a fee and an ongoing royalty, so it has to fill more hours than your own turf would to earn the same profit. If the brand gives you real demand, design help and training you could not get otherwise, it can be worth it; if it mainly gives you a name, building your own is usually cheaper.
What is the difference between FOFO and FOCO in a franchise?
In FOFO (franchise owned, franchise operated) you invest and run the turf day to day, and pay the brand a fee or share of revenue. In FOCO (franchise owned, company operated) you invest but the brand runs operations, and you receive a minimum guarantee or a share of revenue.
What should I check in a turf franchise agreement?
Check the term and renewal, the exclusive territory, how the royalty is calculated and whether there is a minimum, any marketing fee, who owns the customer list and booking data, and what happens if you exit early. Have a lawyer read it before you sign.
Are there turf franchise opportunities in Chennai and Tamil Nadu?
Some sports franchise brands list only certain states for expansion, so ask each brand whether it has running venues and a support team in Tamil Nadu. Visit at least one of its turfs and talk to the owner. Building your own turf is the other option to compare.
