Turf Construction Cost in Chennai: Per Sq Ft Breakdown: a Turf Access guide

By Turf Access · · 7 min read

The turf construction cost in Chennai for a typical box cricket court is about ₹8 to 18 lakh for the build, depending on size and grass quality. One Chennai builder quotes roughly ₹260 to ₹400 per sq ft (HRK Sports Infra). Land or a lease deposit, washrooms, parking and CCTV usually sit on top of that, so your real turf setup cost depends on what is and isn't in the quote.

This guide goes line by line. Each number has a source. Where a number depends on your site, we show you how to work it out with your own figures.

What drives turf construction cost in Chennai

Four things move your budget more than anything else:

  • Size. Cost is quoted per sq ft, so a 100 × 50 ft ground costs far more than an 80 × 40 ft one. See our guide to box cricket turf sizes before you ask for quotes.
  • Grass quality. Entry-level landscape grass, mid-range sports grass with sand and granules, and premium grass with rubber infill are priced very differently.
  • Site condition. Uneven land, soft soil or a low-lying plot needs more filling, compaction and drainage work.
  • Land. Buying land in the city costs many times the build. Leasing on the outskirts costs far less up front.

Builders often bundle items differently. One quote may include lights and fencing; another may list them separately. Always compare quotes item by item.

Line-by-line cost breakdown

These ranges come from builder and industry pages. They vary by city, land and materials, so treat them as a starting point for your own quotes.

A note on the per sq ft figures: the base and grass ranges above add up to more than some all-in quotes. That is because builders package work differently and buy materials at different prices. The Chennai all-in figure of ₹260–400 per sq ft and the national figures don't fully agree, so get at least three quotes for your exact plot.

Levelling, base and drainage

This is the part you can't see later, and the part that decides how long your turf lasts. It covers clearing the plot, levelling, compaction, a stone or concrete base, and a slope so water runs off. In Chennai this matters more than in many cities, because of the monsoon (more on that below).

Artificial grass per sq ft

Grass is usually quoted per sq ft. The Chennai builder above offers three grades: 35 mm landscape grass, 40 mm grass with silica sand and granules, and 50 mm grass with silica and rubber granules (HRK Sports Infra). Heavier use needs better grass. Ask how long the warranty is and what maintenance the builder expects.

Nets, poles and floodlights

Box cricket needs nets on all sides and a roof net, held by steel poles. Floodlights matter because evenings and nights are when most players are free. Ask for the number of fittings, wattage and the lux level on the pitch, not only the price.

Changing room, washroom and parking

Players notice clean washrooms. A small changing room and one or two washrooms are worth budgeting for from day one. Parking is site-specific: a gravel area costs little, while paving costs more. Two-wheeler parking near the gate is often enough in the city.

CCTV, software and marketing

CCTV helps with security and with disputes over damage or timing. Booking software and marketing are small next to the build, but they decide how full your slots are. Plan a modest launch budget for Google Business Profile photos, a few Instagram posts and local WhatsApp groups. There is no standard figure here; set an amount you can sustain for the first three months.

Chennai-specific factors

The same cost lines apply across Tamil Nadu, whether you build in Coimbatore, Madurai or Trichy. What changes from town to town is mainly the land or lease cost and the power connection, so redo those two lines with local quotes.

Land and lease in different areas

Rent and land prices in central areas like Anna Nagar or T. Nagar are far higher than on the outskirts along OMR, GST Road, Tambaram or Porur. We haven't quoted locality rents here because they change quickly and differ plot to plot. Before you sign:

  • Check the land use rules for the plot and whether night lighting is allowed.
  • Ask for a lease of at least the time you need to recover the build cost, with a lock-in.
  • Agree the yearly rent increase in writing.
  • Check road access, so players can find you at night.

Monsoon and drainage

Tamil Nadu gets about 48% of its annual rainfall in the October to December northeast monsoon, and rain often comes in heavy spells (IMD Chennai). For a turf owner, that means:

  • Choose a plot that doesn't flood. Ask neighbours how the street looked during the last heavy rain.
  • Build the base with a slope and drainage channels around the edge.
  • Raise the turf above the surrounding ground if the plot is low.
  • Keep electrical panels and light wiring well above water level.

Spending a little more on drainage costs less than losing weeks of bookings every monsoon.

Power tariff

Floodlights are your biggest running cost after rent. Tamil Nadu's LT commercial tariff was reported at ₹10.45 per unit when bi-monthly use is above 100 units, plus a fixed charge of ₹110 to ₹608 per kW per month depending on load (NoBroker, citing the TNERC tariff order). Rates are revised from time to time, so confirm the current tariff with TNPDCL before you plan.

Example (use your own numbers): say your lights draw 6 kW and run 5 hours a night.

  • 6 kW × 5 hours × 30 days = 900 units a month
  • 900 × ₹10.45 = ₹9,405
  • Fixed charge: 6 kW × ₹110 = ₹660
  • Total: about ₹10,065 a month

Your builder can tell you the real load of your lights. Swap it in and redo the sum.

Worked example: an 80 × 40 ft box cricket turf

Example only. This uses the source ranges above for a single 80 × 40 ft court (3,200 sq ft). Your quotes will differ.

Example Chennai setup cost for an 80 × 40 ft box cricket turf: ₹11.27 lakh low to ₹20.40 lakh high, split into build, lease deposit, changing room, washroom and CCTV
The worked example below, low and high. Ranges from KheloMore, Franchise India and WAEI Enterprise. Tap to enlarge.
ItemLowHigh
Build at ₹260–400 per sq ft × 3,200 sq ft₹8,32,000₹12,80,000
Changing room₹50,000₹1,50,000
Washroom₹30,000₹80,000
CCTV (4 cameras)₹15,000₹30,000
Lease deposit₹2,00,000₹5,00,000
Total₹11,27,000₹20,40,000

The build line assumes the all-in Chennai rate covers base, grass, nets and lights, as that builder's scope lists steel, nets, turf, civil and electrical work. If your quote leaves any of these out, add them from the table above. Keep 5–10% aside for surprises such as extra filling.

Ways to keep the cost down

  • Start with one court. Leave space for a second court and add it once the first is full in the evenings.
  • Pay for drainage, save on extras. Seating and decoration can come later. A bad base can't be fixed cheaply.
  • Compare grass grades honestly. The cheapest grass can wear out fast under daily cricket.
  • Get three itemised quotes. Ask each builder to price the same list, so you compare like with like.
  • Check timelines. One Chennai builder states 20–30 days for construction (HRK Sports Infra). Delays cost rent.

Frequently asked questions

How much does it cost to set up a box cricket turf in Chennai?

One Chennai builder quotes about ₹8 to 10 lakh for a 2,400 sq ft box cricket setup and ₹13 to 18 lakh for 5,000 to 7,000 sq ft, or roughly ₹260 to ₹400 per sq ft. Land or lease deposit, washrooms, parking and CCTV are usually extra, so get a written quote that lists every item.

What is the turf construction cost per sq ft?

One Chennai builder quotes roughly ₹260 to ₹400 per sq ft for the build itself. In our worked example for an 80 × 40 ft court, adding a changing room, washroom, CCTV and a lease deposit gives ₹11.27 to 20.40 lakh, which is an estimated ₹350 to ₹640 per sq ft all in. Your figure depends on the site, the grass grade and what the quote includes.

What is the cost of artificial turf per sq ft in India?

The artificial grass alone is commonly quoted at ₹60 to ₹120 per sq ft, depending on pile height, yarn type and infill. The full build including base, drainage, nets and lights costs much more per sq ft than the grass itself.

Do I need special drainage for a turf in Chennai?

Yes. Tamil Nadu gets close to half of its annual rain in the October to December northeast monsoon, often in heavy spells. A sloped, compacted base with drainage channels lets water leave the surface quickly so you lose fewer playing hours after rain.

Is it better to buy land or lease it for a turf in Chennai?

Most new owners lease, because buying land in Chennai ties up far more money than the turf build itself. A long lease with a lock-in, a clear rent escalation clause and permission for night lighting protects your investment.

How long does it take to build a box cricket turf?

A Chennai builder states 20 to 30 days for construction, depending on project size. Add time for finding land, signing the lease and getting the electricity connection sanctioned.
